The residential real estate market’s total sales volume in the Washington area showed both monthly and yearly gains in December, even as sales prices were mixed.
Metropolitan Regional Information Systems’ Real Estate Business Intelligence report shows total dollar volume sales topped $1.7 billion in December, with the biggest monthly gain in sales volume in the Maryland suburbs, jumping 11 percent to $479.8 million. Sales volume in Northern Virginia climbed to $973 million, up 10 percent from November. D.C.’s total sales volume rose nearly 3 percent from November, to $255.4 million.
Average sales prices in D.C. were up 8.96 percent from the previous year, to $588,797, though that is down just over 1 percent from November.
Sales prices in the Maryland suburbs of Montgomery County and Prince George’s County were down only slightly on on a yearly basis and down nearly 2 percent from the previous month, to an average price of $343,730.
Northern Virginia’s average sales price was up 3.4 percent from a year ago to $415,997, but up less than 1 percent from a November.
The biggest yearly home price gain in the nation last month was in Fairfax City, where, based on just 24 closed sales, the average price jumped 29.64 percent to $452,600.
